Al-Shaheqah and its experience with value engineering

The success of any project is measured by how well it performs the function it was created for, at the lowest possible cost. That is the original meaning of value engineering: raising the value of what is executed, not its price.

We had a unique experience with the Chamber of Commerce & Industry in Makkah, which tendered the "Makkah Trading House" project for competition — a distinguished project in form and design, consisting of two basements and a ground floor holding a 450-person conference hall, plus ten repeated floors. Its cylindrical front section was allocated to the Chamber; the rear section is investment offices.

Contractors' prices varied, and the lowest submitted price was SAR 40 million — an obstacle, since the approved budget fell short. Here Al-Shaheqah's role stood out: we coordinated with the design office to re-study the project differently, subjecting it to value engineering in order to reach the lowest cost while preserving the core function.

After analysing the project's elements and studying its functions using our accumulated experience on similar projects, the cost dropped from SAR 40 million to SAR 30 million while preserving the essential requirements and overall form — a result Chamber officials described as remarkable, after the project had nearly been shelved for good.

Quality is not a slogan — it is a procedure

Work is carried out in full cooperation with the client: from the initial meeting, through cost estimation, preliminary designs, site measurements, shop drawings and samples. A delivery time programme is then set, and inspection procedures for workmanship are agreed.

Through its research, Al-Shaheqah has developed techniques suited to the Kingdom's climatic requirements; qualified chemical engineers specify paints and varnishes and liaise with manufacturers worldwide to stay abreast of the latest developments.

Research & development

Epoxy-coated reinforcement steel

Most of our projects are in Jeddah, which suffers from a high water table and high humidity that can cause severe harm to the foundations of buildings and public facilities. Practical and effective solutions had to be found.

Hence the idea of iron covered by epoxy through melting — and Al-Shaheqah was among the first companies to introduce that technology into its projects, adding a new achievement to its record.
